1.Home Inspection.

This is a crucial step in the home buying process. The findings that come from the inspection can help you negotiate price and repairs. Generally, you can expect to pay between $300 to $500 depending on the home size and the location.

2.Title Services.

Title services encompass the transfer of the title from the seller and a thorough search of the property’s records to ensure no one will pop up with a claim to the property. Additionally, you may need to buy title insurance which will protect the lender or your investment in the home.

3.Appraisal Fee.

Updating your garden instantly improves your home's curb appeal.

Perennial plants are plants that keep on giving all year long, their regrowth means less work for you with minimal upkeep. If you don’t mind seeing them bloom every year, consider planting some of these:

Fall Aster is an evergreen shrub throughout the year but in the fall it blooms with beautiful blue flowers. It can be planted in direct sunlight or partial shade and is drought tolerant; perfect for our unpredictable San Antonio weather. Big plus-they provide food for migrating Monarchs! Grows about 2 feet tall.
The Lantana has different varieties so you have a few to choose from, the good news is that they are also drought tolerant and can be planted in the sun. They come in different colors such as pink, red, white and gold and attract hummingbirds and butterflies. Grows about 3 feet tall.
The Mexican Mint Marigold blooms in the summer to late fall with bright yellow flowers and a delicious licorice scent. This plant tolerates droughts and poor soil, great for the type of soil here in San Antonio, but has to be watered regularly. It grows about 2 feet tall and spreads freely. It also attracts migrating butterflies.
Firecracker Plant has a beautiful red orange bell shaped flower that can be planted in direct sunlight. It attracts butterflies and hummingbirds. Loves the heat and the sun and grows to be about 2 feet tall.
The Blackfoot Daisy is a fragrant Central Texas Native plant that blooms almost full time. It loves the sun and thrives in rocky ground. Birds, bees and butterflies love these flowers and are deer resistant.

You Bought a House! Now What?

Here is a list of things to take care of once you receive the keys.

Utilities

If your utilities aren’t on, you won’t be able to fully enjoy your home on day one. Make sure your water and electricity are scheduled to be connected at least a day before your closing date. For your cable and internet, you might have to be present at your new home to have those connected but you can at least schedule your appointments ahead of time. Also, don’t forget to call and let all your providers know that you need to disconnect all utilities and services from your old home. Make sure to do this ahead of time and have the disconnection date scheduled for a day or two after you move out in case you need that extra wiggle room.

Change Your Locks

Changing your locks is one of the first things you should do because you don’t know who previously had a key to your new home. You can choose to rekey the locks or change them out completely….the choice is yours, but definitely don’t keep using the same keys! Also, if the garage has a code, make sure to change that too. Don’t forget to make a spare key and place it in a safe place for emergencies!

Deep Clean

Before you begin to unpack and settle in, make sure to do a deep clean of your home. Most home sellers are too worried about packing and moving out by the closing date to thoroughly clean the home before moving out.

Change Your Address

There are many places that need your new address aside from your friends, employer and IRS. Here is a list of them:

DMV-update your driver’s license
Your employer
Schools or daycares
Voter’s registration
Your banks
Credit Cards
Insurance Company
Doctor’s Offices
Subscriptions
Delivery Apps

Also, side note, don’t forget to contact the post office to have your old mail forwarded while you notify all of the above.

Smoke Detectors

Make sure that your smoke detectors have new batteries and are in working conditions, most are only good for about 10 years. You should have smoke detectors in every bedroom, outside each sleeping area and on every level of your home. If there are no bedrooms in a certain area or level, install one in the living room or near a stairway. And finally, check to make sure all your smoke detectors also have a built in carbon monoxide detector, if not get new ones. Safety first!

The first step is to find a great Realtor. This is very important because your Realtor will work with you to price your home right. A Comparative Market Analysis (CMA) will give you a better picture of what your home can sell for in the current real estate market. Your Realtor will also help negotiate with the buyer on final price as well as repairs they might want you to make to the property.

Once you have come up with the listing price and set a date to go live, it’s time to give your property a little TLC.

Declutter

The next most important step is to declutter your home so it is ready for showings. Decluttering is essential so that potential buyers can really appreciate the space. Pack up as much as you can and place it in the garage if possible. You want your home to feel spacious and open; not cluttered and stuffy. Also, taking down some family pictures can help the potential buyers visualize themselves living in the home.

Touch-ups

Doing small, not expensive touch-ups around the house goes a long way. If the paint is scuffed up or not a neutral color, consider painting it. If the fixtures in the restroom are a little old or dull, replace them. These small details will automatically give the room a little face lift.

Repairs

Homes have normal wear and tear and as homeowners we are responsible for the upkeep of our homes. That shower that drains slow? Yup, take care of that too. Everything will come up in the home inspection so if there are things you can fix before listing your home, go for it!

Deep Clean

Deep cleaning the home before listing it really doesn’t need an explanation. Nobody wants to go see a home they potentially want to buy and live in only to walk into a restroom with a dirty toilet or a funny smell! Deep cleaning your home before listing it will help it show better and will get rid of any underlying smells you might not notice. If you have pets and carpet around the house, consider having the carpets professionally cleaned to get rid of the pet smells. Also, change the air filter! It will help the air in the house feel lighter and cleaner.

Curb Appeal

The first thing a potential buyer sees when they drive up to see a home is the outside, and as we all know, you only get one opportunity at a first impression. Your curb appeal is just as important as the inside. Make sure to clean the gutters, water your grass and power wash the siding and side walk. It is very important that the grass is not left overgrown, this might give your buyer the wrong impression.

5 Steps to Save For Your First Home's Down Payment

Home ownership is possible. You can do this!

Step #1: Set a plan

Knowing how much money you bring home every month and where it is going is the key to saving for your first home's down payment. You’ll want to analyze a few of your bank statements and compare your necessary spending to your non essential spending. You need to see where you can cut out spending. For example: if you’re eating out too much, cook at home more often. If you are a frequent flier at the local coffee shops, consider making your coffee at home. Small sacrifices will pay off when you are sitting in your new home!

Step #2: Save

Next open a bank account specifically for your home savings, where you can automatically deposit a set amount monthly and FORGET it’s there. You have to look at savings as a non negotiable, like your water bill or cell phone bill.

Step #3: Consider making extra money with a side hustle

Do you have a skill you can put to use in order to make extra money? Do you know another language and can tutor on the side? Can you do work a couple of hours a week, after your regular 9-5 for Shipt, Uber or Lyft? Finding a side hustle that will provide extra income will get you to your savings goal faster.

Step #4: Downsizing

If you currently rent, consider downsizing to a smaller apartment in order to save more money. If you own a lot of stuff can you sell what you don’t use and add that to your home savings account. Declutter your home, have a garage sale or sell on eBay or Facebook Marketplace.

Step #5: Get rid of your high interest debt

Use the snowball approach to start knocking out debt. If you can, pay off your smallest account with the highest interest rate first by sending more money each month towards that specific debt. Once that account is paid off, you simply apply the monthly amount you were making to the next account you plan to pay off. This approach will help in multiple ways:

Paying off debt will allow you to qualify for a higher home loan amount.
When you finish paying off most of your high interest debt, you can send the amount you would be sending monthly to your payments straight to your down payment savings account - remember - the one you just opened up to accomplish this goal!

First off...congrats on taking your time to research one of the biggest purchases you will ever make - Home Ownership!

Becoming a first-time home owner is a big deal so we've put together this easy to follow first-time home buyer guide for you.

#1: Get Pre-Approved!

Before scheduling any home showings, it is very important to meet with your lender, determine the right mortgage, and ultimately receive your pre-approval letter. The pre-approval letter will let you know how much home you qualify for.

#2: Meet with your Realtor to come up with a needs and wants list.

Your Realtor will launch a home search based on the criteria you have provided.

#3: Look through the listings and pick the ones you'd like to see!

Let the fun begin! It's house hunting time with your Realtor.

#4: Find your dream home and make an offer.

You'll know when you find it and with the help of your Realtor, you'll be ready to make an offer.

#5: Discuss the following offer terms with your Realtor before submitting your offer:

- purchase price

- down payment

- closing date

- earnest money and option period

- closing costs

- who will pay for the Title and survey

- will you want a home warranty

Important Notes:

a. Make sure you have an option period in your offer. An option period allows you the right to get out of the contract without loosing your earnest money.

b. Once your offer has been accepted, you are under contract. Please do NOT use a credit card, buy a car, or do anything that will effect your debt to income ratio. This might cause your loan to fall through.

c. A home inspection is an up front cost that must be paid at the time the service is provided. The cost can range anywhere from $200 to $500 depending on the size of the property.

#6: Schedule the home inspection as soon as your offer is accepted and signed by all parties.

Once you get the inspection report back, review it with your Realtor and negotiate any potential repairs. All this must be done within your option period or you lose your leverage and the seller does not have to agree to any repairs.

#7: Prior to closing, you should do a final walk through with your Realtor to ensure everything is in the same condition as when you made the offer. After this, you go to the title company to sign the closing documents! Once your lender funds your loan, your Realtor will give you the keys to YOUR NEW HOME!
